Situation: The Weston Outpatient Surgical Center (WOSC) is a growing Ambulatory Surgery Center. It is located on the first floor of the Weston Medical Surgical Pavilion, a fully lease two-story 30,000-square foot medical building at in Weston, Florida. The Pavilion includes WOSC, a 13,000-sq. ft. state licensed, Medicare certified, JCAHO accredited ambulatory surgery center, and HealthSouth’s 5,000-sq. ft. MRI facility are on the first floor. The 12,000-sq. ft. second floor has medical offices for private doctors, HealthSouth physical therapy, Quest Lab and x-ray facilities.
Challenge: WOSC was running out of space for its growing surgical case volume, and did not own the Pavilion where it was located, making it difficult for WOSC management to convince its partners to invest in the expansion and renovation of the surgery center. Also, the General Partners of WOSC believed that ownership of the Pavilion by the WOSC partners would further solidify loyalty and stability for its business. They did not have enough interested investors in order to purchase the Pavilion.
Action: Reich Consulting Services (RCS) was hired in 2003, to provide marketing development and sales experience to assist the real estate limited partnership Weston Pavilion Partners (which included owners of WOSC), with the purchase of the Pavilion. RCS worked with the existing network of WOSC partners, area physicians, attorneys, and business associates to create a marketing plan and obtain the necessary amount of investors.
Results: In May 2004, we successfully raised $3.1 million on behalf of Weston Pavilion Partners in order to purchase the Pavilion. WOSC subsequently used the funds to build two (2) additional sterile operating rooms and one (1) additional endoscopy suite. When the Partnership refinanced its ownership interest in the Pavilion in 2006, it obtained rates of return that exceeded 35% based on the improvements made to WOSC, stability of its investment group, and the general appreciation of the real estate in the
area.
